Start to closing
How Selling To Us Works
No surprises. Here is every step, from the first phone call to the day you get paid, and what you do (and don't do) along the way.
The short version
Three steps. You stay in control.
-
1. Tell Us About Your Property
Fill out the form or call. Takes two minutes, no cost, no obligation.
-
2. Get Your Written Offer
We look at the house and what's actually selling nearby, then give you a straight number and show you how we got there.
-
3. Close On Your Date
Accept, pick the closing date, and get paid at a licensed title company. Fast if you need fast, or take your time.
Step by step
What actually happens
-
The first conversation
Day 1 · about 10 to 15 minutes
You call, or you fill out the form and we call you, usually the same day. You talk to Bruce, the owner. We'll ask about the house, what's going on, and what you need: a fast close, a later date, help with belongings, whatever matters to you. There's no script and no pressure.
-
A quick look at the house
Usually within a few days · about 20 to 30 minutes
We set a time that works for you and walk through the house once. You don't clean, fix, or stage anything. We're looking at the big items: roof, mechanicals, water, structure, kitchens and baths. If you'd rather not be there, we can work that out.
-
Your written offer, with the math
Usually within 24 to 48 hours of the walkthrough
You get a real number in writing. We show you the recent nearby sales we used and what we estimate the repairs cost. If you think we missed something, tell us. If listing with an agent would clearly put more money in your pocket, we'll say so.
-
Sign only when you're ready
On your timeline
If you like the offer, we sign a simple purchase agreement. Take your time reading it, and you're welcome to have an attorney or family member look it over first. If we may assign the contract to a partner investor who closes the purchase, that's disclosed in writing before you sign.
-
Title work
Usually two to three weeks
A licensed title company checks the property records and gets payoff amounts for any mortgage, back taxes, or liens. Those get paid out of the sale at closing, so you don't need cash on hand to deal with them.
-
Closing day
The date you picked
You sign at the title company (or with a mobile notary if that's easier), and the title company pays you directly. Leave behind anything you don't want. That's it.
How we price it
How we come up with your number
There's no secret formula. Every offer comes from the same three things, and we'll walk you through each one:
- What the house is worth fixed up. We pull recent sales of similar homes close by, the same kind of data an appraiser uses.
- What it costs to get it there. A realistic repair estimate, line by line. We won't inflate repairs to knock your price down.
- The cost of buying and reselling. Closing costs, holding costs, and a margin so the purchase makes sense for the buyer.
Our offer will be lower than full retail price; that's the trade for speed, certainty, and no repairs or commissions. What matters is what you walk away with. See how the options compare.
What you don't have to do
- Make repairs or get anything inspected
- Clean out the house or rent a dumpster
- Stage it, list it, or hold open houses
- Wait on a buyer's mortgage approval
- Pay an agent commission
- Keep strangers walking through your home
No cost · No obligation
