Usually, yes. We're buying as-is and taking on the repairs, holding costs, and risk. The trade is no commissions, no repairs, no showings, and a firm closing date. What matters is what you walk away with, and we'll help you compare it honestly.

No surprise price drops. The number we agree on in writing is the number at closing. The only time we'd ever revisit it is if something major and unknown comes up that neither of us could have seen, and we'd show you exactly what and why.

No. We are not licensed real estate agents and we don't list houses or represent sellers. We are a real estate investment company that contracts to buy properties directly. In some cases we assign our purchase contract to a partner investor who closes the purchase; if that applies to your sale, we tell you upfront and put it in writing.
